By virtue of an Execution Against Property, Sheriff’s Docket No. 25-0000222 issued out of SUPREME COURT, CATTARAUGUS COUNTY of the State of New York, to me directed and delivered, against the real property of TABATHA A. ROHM. I have seized and taken all the right, title and interest of the said TABATHA A. ROHM, (Defendant, Judgment Debtor) in and to the following described property, to wit:
THE FOLLOWING TRACTS OR PARCELS OF LAND, located in the County of Cattaraugus and state of New York,
ALL THAT TRACT OR PARCEL OF LAND, situate in the Town of Leon, County of Cattaraugus, State of New York, being a part of Lot 8 , Town 4, Range 9, of the Holland Land Company’s Survey, bounded and described as follows: BEGINNING at the intersection of the east bounds of Lot 7 and the centerline of Scott Hollow Road; thence northwesterly, along the center of Scott Hollow Road, a measured distance of 1,323.13 feet to the true point of beginning; thence continuing along the centerline of Scott Hollow Road the following courses and distances:
N 54º01’21” W a measured distance of 139.75 feet;
N 57º06’04” W a measured distance of 71.21 feet; thence N 49º22’03” E
A deeded and measured distance of 68.46 feet to a corner that falls in a stream; thence N 05º22’44” W, along the east bounds of lands now or formerly lands of Paul Bradley, by deed recorded in the Cattaraugus County Clerk’s Office in Liber 741 or Deeds at page 968, a measured distance of 910.37 feet to a pin found in lands now or formerly owned by Paul D. Bradley, Trustee of Arlene M. Blakely Family Trust 1, by deed recorded in Cattaraugus County Clerk’s Office under Instrument No. 125954-001; thence S 58º55’30” E, along a south bounds of Bradley, Trustee of Blakely, a deeded and measured distance of 946.92 feet to a pin found; thence S 46º03’05” W a deeded and measured distance of 839.98 feet, to the point of beginning, containing 10.07 acres, more or less, as shown in a survey prepared by D. Michael Canada, dated January 12, 1988, revised January 18, 1988, revised September 6, 2016, bearing Job No. 2334.
SUBJECT to utility easements, agreements and rights of way recorded and also subject to the rights of the public and others in and to any portion of the premises within the bounds of the
public highway.
All of which I shall expose for a sale at public venue at the Cattaraugus County Sheriff’s Office – Civil Process Division, 301 Court Street, in the Village of Little Valley, New York, on the 25th day of
September at 11:00 o’clock in the Fore noon.
Terms of Sale:
The interest of the judgment debtor(s) being sold may be subject to liens, mortgages, taxes or other encumbrances. Payment must be by cash, money order or attorney check. We will need at least 10%(ten percent) down at conclusion of bidding, with balance due in 30 days or at the time of closing and delivery of Sheriff’s Deed. Down-payment may be subject to forfeiture if the balance due is not paid by the due date.
