PUBLIC NOTICE OF AUCTION SALE

Pursuant to a Judgment of Foreclosure entered May 15th, 2025, the Treasurer of Cattaraugus County will sell at public auction the following parcels of county-owned real estate:

– Parcel 44: 94.065-11-59, Location: 126 Fourth St N, Frontage X Depth: 29.2 X 151.00, LCC: 230-3 Family Res (County Involvement – $23,500.00)

– Parcel 46: 94.073-2-33, Location: 311 Third St S, Frontage X Depth: 27.50 X 100.00, LCC: 220-2 Family Res (County Involvement – $17,000.00)

– Parcel 42: 94.073-2-31, Location: 315 Third St S, Frontage X Depth: 35.00 X 50.00, LCC: 201-One Family Res (County Involvement – $19,800.00)

– Parcel 6: 94.065-5-36, Location: 316 Laurel Ave, Frontage X Depth: 68.00 X 130.00, LCC: 210-One Family Res (County Involvement – $20,800.00)

– Parcel 106 & 107: 94.056-4-35.2 & 94.056-4-34, Location: 332 Tenth St N & 330 Tenth St N, Frontage X Depth: 42.50 X 45.60, 32.00 X 32.50, LCC: 311-Res vac land & 220-2 Family Res (County Involvement – $4,000.00)

The auction is scheduled to be held at 10:30 A.M., Tuesday, August 19th, 2025, at the first listed property location (126 N Fourth St). The second property will be sold, on location (311 S Third St), at 10:45 A.M. The third property will be sold, on location (315 S Third St), at 11:00 A.M., and the fourth property will be sold, on location (316 Laurel Ave), at 11:15 A.M. The final property will be sold, on location (330 N Tenth St), at 11:30 A.M. This property will be sold with the stipulation that the parcels will be combined into one parcel and will be sold for one bid price.

The high bidder for each parcel must present at the auction a bid deposit of ten percent (10%) of the amount of the bid, either in cash or a certified check. This deposit will be held by the county until either the County Legislature rejects the high bid for the property or, if the County Legislature accepts the high bid, the closing of the sale. The deposit will be forfeited to the county if the high bidder refuses to close the sale after the bid has been approved by the County Legislature.

After the auction, the high bid for each parcel will be reported to the County Legislature. The legislature will accept or reject the bid within 30 days after the bid is reported to it. No sale may be completed until the legislature has approved the high bid.

The county reserves the right to withdraw any listed property from the auction at any time before the auction sale of that property. Full auction terms and conditions are available in either office of the County
