    New Allegany oil change store leads April county real estate transactions

    OLEAN — Two properties in the town of Allegany were sold for more than $2 million in April, county officials reported.

    In the monthly filing of real property transactions, the Cattaraugus County Office of Real Property & GIS Services reported the largest transaction for the month involved Quattro Olean Deux LLC selling 3028 and 3030 Route 417, town of Allegany, to NS Retail Holdings LLC on April 11 for $2.09 million.

    The site is home to Take 5 Oil Change, which was built in 2024. Quattro Olean Deux is a domestic limited liability company founded in 2023 in Cattaraugus County, according to state Department of State records. The LLC acquired the property from Living Waters Church in May 2024 for $435,000.

    NS Retail is tied to the publicly traded Texas-based Netstreit investment firm. The company’s quarterly report, issued in late April, indicated the firm acquired $90.7 million in 25 investments in the quarter. The firm holds 695 investments in 45 states with more than 12.7 million square feet of floor space.

    Media reports indicate the firm purchased a portion of the Seneca Mall site in West Seneca in late 2024.

    The second-largest transaction for the month was in Ellicottville. Richard P. Krieger sold a residential property at 16 Greer Hill Road, Ellicottville, to Michael Noga on April 1 for $1.07 million.

    County reports are issued every month, containing records of all real estate transactions filed in the previous month. Some sales see delays between the closing date of the sale and the filing, which delays reporting.

    Other commercial property sales in April included:

    • Kinley Contractors LLC sold 3295 and 3311 Maple St., Allegany, to Stark Real Estate Holdings LLC on April 14 for $870,000.
    • D&A Development LLC sold 805 W. State St. on April 18 to EJP Development LLC for $360,000.
    • Timothy Zimbardi sold 130 Main St., Little Valley, to Smiling Warriors Holdings LLC on April 8 for $200,000. A second transaction between the two involved the sale of 403 Fair Oak, Little Valley, for $90,000.
    • Olean Properties 23 LLC sold the commercial buildings at 405 and 413 N. Union St. to M&A Olean LLC on March 31 for $140,000. The sale was filed April 2.
    • Mary E. Stephan sold 61 Main St., Allegany, to LKHZ LLC on March 31 for $140,000. The sale was filed April 1.
    • Fred L. Watson sold the commercial property at 1425 Portville-Olean Road, town of Portville, to Westons Mills Properties on April 15 for $80,000.
