By virtue of an
Execution Against Property, Sheriff’s Docket No. 26-0000002 issued out of SUPREME COURT,
CATTARAUGUS COUNTY of the State of New York, to me directed and delivered, against the real property of JOSEPH SCICCHITANO. I have seized and taken all the right, title and interest of the said JOSEPH SCICCHITANO, (Defendant, Judgment Debtor) in and to the following described property, to wit:
THE FOLLOWING TRACTS OR PARCELS OF LAND, located in the County of Cattaraugus and state of New York,
ALL THAT TRACT OR PARCEL OF LAND, situate in the Town of Olean, County of Cattaraugus and State of New York, being part of Lot 3, Section 4, Township 1, Range 4, of the Holland Land
Company Survey, bounded and described as follows:
BEGINNING at a point in the north bounds of East State Road (a/k/a N.Y.S. Route No. 417) being South 68º 56’ 00” East, a distance of 253.44 feet, as measured along the north bounds of said road, from the Town and City of Olean line; thence North 21º 04’ 00” East, a distance of 359.00 feet to a point; thence North 68º 10’ 00” West, a distance of 150.15 feet to a point in the west line of lands conveyed by Helen E. Johnson to Constantine Scicchitano, Margaret Sciccitano, and Fred Scicchitano by deed recorded September 15, 1947 in Liber 574 of Deeds at Page 507; thence North 21º 04’ 00” East, a distance of 206.27 feet to a point in the south bounds of the former Pennsylvania Railroad Company’s lands; thence South 65º 57’ 30” East, along the said Railroad’s lands, a distance of 264.50 feet to a point in the east line of lands conveyed by George W. Feuchter to Charles Willard by a deed recorded August 20, 1936, in Liber 354 of Deeds at Page 589; thence South 21º 04’ 00” West, along the West line of Feuchter to Willard aforementioned, a distance of 553.55 feet to the bounds of East State Road; thence North 68º 56’ 00” West, along the bounds of East State Road, a distance of 114.00 feet to the point and place of beginning. Containing 2.157 acres of land more or less.
All of which I shall expose for a sale at public venue at the Cattaraugus County Sheriff’s Office – Civil Process Division, 301 Court Street, in the Village of Little Valley, New York, on the 19th day of
March, 2026 at 11:00 o’clock in the Fore noon.
Terms of Sale:
The interest of the judgment debtor(s) being sold may be subject to liens, mortgages, taxes or other encumbrances. Payment must be by cash, money order or attorney check. We will need at least 10%(ten percent) down at conclusion of bidding, with balance due in 30 days or at the time of closing and delivery of Sheriff’s Deed. Down-payment may be subject to forfeiture if the balance due is not paid by the due date.
